We specialise in creating homes you’ll love to live in and can actually afford to build. Our collaborative approach considers your site’s development and total feasibility while working with a financially vested interest in satisfying your design requirements.
Why we only win if you do
We typically find that architects and designers lack the construction costing knowledge required to ensure the home design they’re evolving will fit their clients’ budget.
This sees affordability as the biggest stumbling point on the path from design to construction. The architect banks their earnings while you’re left out of pocket with a home design you can’t afford to build.
At Rosewood, our custom design process fee is significantly less than the costs we incur. This creates a financially vested interest: the only way we recoup costs and profit from our working relationship with our clients is if we’re engaged to build the custom design we produce.
Our interests are fully aligned with yours: to produce a home design you’ll love to live in and can actually afford to build. By bringing construction costing knowledge and a vested interest into the design process from day one, we ensure what gets drawn can actually get built within your budget.
Inclusions
Our standard level of specification and inclusions has been provided to complement the homes we create. We see no point in specifying finishes and inclusions we know are below the expectations of our market. Subsequently, variation upgrades aren’t commonly requested, and where required, are not typically an excessive jump in price from our base pricing.
This approach goes against the grain of most builders, but we prefer to take a transparent approach in presenting the pricing of our inclusions to reflect what you’d expect in homes of this calibre.

At Rosewood Homes, our goal is to make the design-build process an enjoyable one for our clients. Experience has shown us that knowledge of standard procedures helps clients feel comfortable for the duration of the project. Here is our step-by-step process from concept to completion.
Project Assessment
Pre-Construction
With the brief established, we begin shaping your home alongside our building design partners, refining layouts, proportions, finishes and form.
Your design will include detailed floor plans and external 3D imagery, allowing you to clearly understand how your home will come together. Once resolved, we prepare a comprehensive building tender which is presented and reviewed with you.
Following your commitment to proceed, we finalise documentation and manage all authority approvals, ensuring your project is fully prepared for construction.
Interior Design & Selections
This is where your home takes on its personality.
Working closely with Gina and our trusted partners, you will be guided through the selection of materials, finishes, fixtures and fittings, ensuring every element feels cohesive and considered.
From joinery detailing to colour palettes, each decision is made with intention, resulting in a home that is not only functional, but deeply reflective of your style.
Construction
With every detail resolved, we move into construction with clarity and precision.
Orders are placed, timelines are managed, and your home is brought to life by our experienced team, ensuring the quality, care and craftsmanship Rosewood Homes is known for is evident at every stage.
Handover
This is the moment everything comes together.
Before handover, we walk through your home with you to ensure every detail has been delivered to our standard and yours. Final checks are completed, documentation is provided, and your home is presented in its finished form.

Post-Handover
Our commitment to you doesn’t end at handover.
We provide continued support to address any questions or adjustments as you settle into your home. During the warranty period, our team will promptly attend to any defects or refinements required, ensuring your home performs as beautifully as it was designed to for decades to come.
